Front Porch
We extended the front patio and used cedar beams for aesthetics.

We extended the back patio and added skylights. The ceiling is all cedar.

In the addition, we added a master bathroom and created a bar area.

A carport was added with stone that matched the exising house.
Warm Mist (Patio Extension & Standing Seam Roof)
The initial part of the project included:
Extend the roofline of the west patio, enclose the skylights, extend the south patio, and roof the patio extensions. The original contract called for us to roof the new patio extensions with matching shingles. After speaking with the homeowner, we determined that there we several small roof leaks. When we inspected the roof, it was determined that the shingles were very old and would would be best if the entire roof was replaced. The homeowner wanted a standing seam (metal roof). A standing seam roof for this house was about double the cost of a Class 4 (impact-resistant, high-end composite roof). This sounds expensive, but when you look at the longterm cost it is very reasonable. (A composite roof only lasts about 15 years in Texas and every time you replace the roof an electrician will have to be paid to remove and reinstall your solar panels.) A stand seam roof should last a homeowner’s lifetime. If you live in the house for 30 years, you will save several thousand dollars.

We added a 2nd floor over the master bedroom to be used as a closet and dressing area.
2nd Floor Addition with Carport (Buccaneer Point) with Plans
We added a carport with a 2nd floor above, which included a living space, a bathroom, and a bedroom.
2nd Floor Patio Extension Addition (Buccaneer Point) with Plans
There was a very small bacony before we added on. The new balcony features spiral stairs that lead from the first-floor patio to the upper level, enclosed in glass with a locking door to protect against insects.
The 2nd-floor balcony has stained concrete. The handrail has all glass panels with a steel top rail. We also added power-operated roll screens to provide UV-protection and insect protection.
2nd Floor Addition (Jarvis)
We added the addition on the 2nd floor. On the 1st floor we remodeled the master bathroom, living room, kitchen and breakfast area.
2nd Floor Balcony Addition (Miramar)
On this project, we extended the existing 2nd-floor balcony to cover most of the back patio. This new area can be accessed by the new spiral stairs or from a door on the 2nd floor. We added a fire pit and a custom grilling area. All of the concrete work was finished with pattern concrete, including the new area on the 2nd floor. Stone was used at the bottom of the columns and around the grilling area.
