General Renovations (Full Home Remodels)
Douglas Ave (This condo/townhome was remodeled from top to bottom inside and out) with Plans
This project started off and bring everything up to date, but it tuned into gutting the entire house.
The customer wanted to open everything up so you could see from the kitchen to the back porch. To accomplish this, a main interior support wall which contained the fireplace on one side and storage shelving on the other side. Since this is a 2-story house when this wall was removed out, we had to completely rework the framing to support the 2nd floor load. Leading from the living room to the back patio was a set of French doors with windows on the left a right. We installed a 14″ x 9′ sliding patio door. Again, to support the 2nd floor load a substantial amount of framing had to be changed. There was also a wall the separated the kitchen from the dining room which had to be removed. To make the kitchen footprint a little large, we had frame in a patio just outside of the kitchen. While we had all the sheetrock out on the 1st floor, we added two Velux Skylights with remote controlled shade built in. We also added two more in the upstairs master bathroom. We also replaced all the windows on the house.
The electrical on this job was very extensive. The homeowner had a lot of are that he wanted to illuminate, so we added 27 art lights on the 1st floor, master bedroom, master bath, and in the stairwell. We added 32 recessed can on the 1st floor, stairs, upstairs master bathroom, master bedroom, guest bedroom, and hallway. on the exterior we added 4 soffit lights and 8 landscape lights in the back yard. Finally, we added under cabinet lights in the kitchen, and upper cabinets lights for the display cabinets. All the extra lighting required a 3rd 200 Amp panel to be added to the house. Additionally, the homeowner wanted the entire 1st floor and master bathroom to have heated floor.
The kitchen cabinets we designed with1/8″ reveals between the doors and drawers and a large island for seating. We also added a standalone appliance garage with a wine refrigerator below, pocket doors on the top half with custom etched glass with a wine glass rack and a display cabinet at the tops all with special lighting. The office area featured a one-of-a-kind desk, with special storage cabinets. The master bath cabinets featured two pedestals cabinet with a floating sink shelf. In one the pedestals we added a towel warming drawer.
In the garage, we added mezzanine cabinets at the ceiling of the garage to minimize the amount of floor space used. We upgraded the lighting in the garage and finished the floor with epoxy.
At the back porch area, we added roll screens for the large patio slider and the office window. The roll screens are powered and when in the down position they blocked people from being able to see in.
Finally, we painted and stained the interior of the house and on the exterior, we replaced any damaged siding and repainted the entire house.
Kitchen
The entire kitchen was gutted, and we enclosed a small porch to add to the square footage of the kitchen. Two Velux skylights with remote control shades were added. We went back with custom-built stained cabinets with undercabinet lights. Featuring all-new appliances, granite countertops, tile backsplash, and illuminated glass display cabinets. On the coffee bar, we used etched glass.

Dining Room, Living Room, Office, and Stairs
We started with removing a wall with a fireplace that divided the living room from the dining room to give the home a full open concept. With this wall removed, you can see the entire first floor at the same time. An 8 ft. sliding door with windows on the left and right was removed, and a 16 ft. (foot) 4-panel Marvin sliding patio door was installed. In the office we built a one-of-a-kind desk that wrapped around the room and added new storage cabinets. The bathroom was upgraded with new fixtures. A heated floor was added to the first floor. The stairs were reworked to make them easier to navigate and we added a continuous stainless steel handrail.
Master Bathroom
We gutted reframed everything and added Velux skylights with remote-controlled shades. We built a large walk-in shower with a bench to sit on. The granite vanity is a two-pedestal floating middle top with a wall-mount lav faucet and vessel bowl sink. In the left pedestal, a warming drawer was added for towels. We updated the trim and brought everything up to date in the master bedroom, guest bedroom, guest bathroom, and the main hall which has the washer and dryer closet. The stairs were reworked to make them easier to navigate and we added a continuous stainless steel handrail.
Garage and Exterior
Highland (Kitchen, Living Room, Dining, Pantry, and Laundry)
This project began as a kitchen remodel. The plan was to remove the load-bearing wall to open the kitchen up the entire front of the house, giving the customer the open-concept they desired. Additionally, the homeowner had a utility room that was not functional. We came up with a new layout that had a laundry room, pantry, a main hall with a hall storage cabinet, two closets, and a large walk-in pantry.
All of the cabinets, baseboards, doors, and door casings are stained Knotty Alder.
Post Oak (Full House remodel -interior & exterior)
We remodeled the entire home from the inside, and then the outside was done.
Up-Stairs:
Most of the work was cosmetic (fixing damaged drywall, removing several unneeded plugs, and replacing the carpet. We replaced the handrail and added stairwell lighting. We also replaced a non-functioning door that went to an 2nd floor balcony with a metal-clad door with blinds between the glass.
Downstair:
In the living room, dining room, and kitchen we had to demo several load-bearing walls to give the home the open concept and at the same time we vaulted the 8′ the flat ceiling to a 10″ ceiling.
The new kitchen cabinets were constructed from Knotty Alder. Since we had already removed the load-bearing wall that divided the kitchen from the dining room, we had enough room to add a large island.
On the exterior, we replaced the front door with a Wrought Iron door. Additionally, we repaired all of the damaged siding and painted the entire house.

We also built special recessed areas so he could store his bikes and put an epoxy finish on his floor for easy cleaning.
